From LOD 100 to LOD 500: How BIM is Redefining Construction Intelligence

Building Information Modeling has evolved from a drafting tool into the nervous system of modern construction projects. At NexBuild, we work across the full LOD spectrum — and the difference between a LOD 100 massing model and a LOD 500 as-built record is not incremental. It is categorical.

What LOD Actually Means in Practice

Level of Development (LOD) defines the reliability and detail of model elements. LOD 100 is an approximate shape with area-level cost estimates. LOD 500 is a verified, as-built representation with real-world dimensions, specifications, and performance data tied to real assets.

Most projects stall between LOD 200 and LOD 300 — detailed enough to look impressive in presentations, but not reliable enough for fabrication, facilities management, or digital twin integration. Closing that gap is where NexBuild's expertise lies.

The 4D and 5D Multiplier

Add time to a BIM model and you get 4D construction sequencing — every element linked to a project schedule, enabling clash detection not just in space but in time. Add cost to that, and you get 5D BIM: a live financial model of the building that updates as the physical structure progresses.

For a hospital project we supported in 2024, the 5D model identified ₹2.3 crore in potential overruns three months before groundbreak — giving the client time to redesign the MEP routing before steel was ordered.

Where to Start
